    Senior Housing Properties Trust is a real estate investment trust (REIT). The Company operates through four segments: triple net senior living communities that provide short term and long term residential care and other services for residents; managed senior living communities that provide short term and long term residential care and other services for residents; properties leased to medical providers, medical related businesses, clinics and biotech laboratory tenants (MOBs), and all other, which includes the remainder of its operations, including certain properties that offer fitness, wellness and spa services to members. Properties in triple net senior living communities segment include leased independent living communities, assisted living communities and skilled nursing facilities. Properties in managed senior living communities segment include managed independent living communities and assisted living communities.

    Senior Housing Properties Trust (SNH) today announced that it has entered into a definitive agreement to modify its existing business arrangements with Five Star Senior Living Inc. (FVE), or Five Star. Effective January 1, 2020, the existing five master leases for 184 of SNH’s senior living communities (19,979 living units) that are leased to Five Star as well as the existing management agreements and pooling agreements with Five Star for 77 of SNH’s senior living communities (10,135 living units) will be terminated and replaced with new management agreements for all 261 Five Star operated senior living communities.

    NEWTON, Mass. (AP) _ Senior Housing Properties Trust (SNH) on Thursday reported a key measure of profitability in its first quarter. The results did not meet Wall Street expectations.

    The Newton, Massachusetts-based real estate investment trust said it had funds from operations of $88.2 million, or 37 cents per share, in the period.

    The average estimate of six analysts surveyed by Zacks Investment Research was for funds from operations of 38 cents per share.

    Funds from operations is a closely watched measure in the REIT industry. It takes net income and adds back items such as depreciation and amortization.

    The company said it had net income of $30.1 million, or 13 cents per share.

    The residential care real estate investment trust posted revenue of $266.3 million in the period, which also fell short of Street forecasts. Four analysts surveyed by Zacks expected $270 million.

    The company's shares have decreased 32% since the beginning of the year. The stock has dropped 51% in the last 12 months.

    Senior Housing Properties Trust (SNH) today announced that it has sold four properties for an aggregate sales price of $24.1 million.

    The four properties include:

    • A two-story, 15,647 square foot medical office building, or MOB, located at 9025 Grant Street in Thornton, CO.
    • Three skilled nursing facilities located in Van Nuys, CA, LaSalette, CA and Thousand Oaks, CA, with a total of 276 units.
    The sales were part of SNH’s previously announced disposition plan to sell up to $900 million of assets in connection with the restructuring of its business arrangements with Five Star Senior Living Inc.

    Senior Housing Properties Trust (SNH) today announced that St. David’s Healthcare Partnership, one of the largest health systems in Texas, has signed a 10-year renewal lease for approximately 42,600 square feet at 1111 W. 34th Street in Austin, Texas.

    The property is a four-story, multi-tenant medical office building approximately three miles north of downtown Austin. The property is adjacent to Seton Hospital with convenient access to nearby restaurants.

    Since my Motley Fool colleague Matthew Frankel last took a stab at answering whether it was a buy, a lot has happened for Senior Housing Properties Trust.

    To be very clear, Senior Housing Properties is facing some very real challenges, and its cash flows are going to be pinched for the foreseeable future while management works through its troubles, which include a significant reduction in rents from one of its biggest tenants, a mountain of debt it must reduce, and a collection of properties it could continue to struggle to monetize.

    Senior Housing Properties Trust (SNH) today announced it closed its sale of 2,637,408 Class A Common Shares, or Common Shares, of The RMR Group Inc. (RMR) in an underwritten public offering at a price to the public of $40.00 per Common Share.

    SNH received $98.9 million in net proceeds after underwriting fees and before other offering expenses that it will use to repay debt.

    SNH had a cost basis of $11.52 per Common Share, and with previously received aggregate cash distributions of $4.13 per share, SNH’s total return on investment since purchase on June 8, 2015 is approximately 283% before underwriting fees and other offering expenses.
